ABOUT AR PERFORMANCE + DESIGN (ARPD)

AR Performance + Design is a fitness and wellness consultancy that advises, executes, and maintains, one partner across the full life of the space. Every engagement is grounded in the Adaptive Resilience Design Framework (ARDF), a proprietary methodology that begins with the end user, their physical profile, their barriers to participation, and what the space must deliver over a 25-year horizon, before any design or equipment decision is made.

The firm works with developers and operators across the full residential spectrum: senior living (independent living, assisted living, and memory care), market-rate multifamily, affordable housing, cooperative living, and luxury residential. 70+ completed projects, 40+ since 2024, across ground-up buildouts, full renovations, and strategic equipment refreshes.

Every full engagement ends with the client holding a decision-ready package: the space designed in 3D, the equipment specified and justified, the electrical infrastructure planned for what comes next, renderings that show ownership exactly what they are approving, and a white paper that makes the business case. Everything a developer needs to break ground with confidence, and everything they need to defend the spend to a board, an LP, or an investment committee. Equipment is specified on one basis: quality and fit for the population who will use it. Manufacturer relationships are built on shared standards of integrity and long-term performance, never on margin. After installation, ARPD remains the single point of accountability through maintenance services and care, staff training, resident training, and programming development.

The standard of care does not scale with the budget. A memory care community in an affordable housing development receives the same depth of expertise, the same population-specific methodology, and the same quality of deliverables as a luxury high-rise. That is the operational standard applied to every project in the portfolio.

The residential markets ARPD works in are under significant and sustained demand. NIC MAP Vision projects the United States will need 806,000 additional senior housing units by 2030 to keep pace with the aging population. At the other end of the spectrum, the National Low Income Housing Coalition reports a national shortage of 7.3 million affordable and available rental homes for the lowest-income renters. The need spans the full market ARPD serves, and every development in that pipeline requires a design, equipment, maintenance, and consulting partner with the expertise to build spaces that perform from day one and hold their standard for decades.

That expertise compounds. One engagement began as a standard full-project scope, and mid-design the developer expanded it, because the initial work exceeded the standard they had seen on prior projects. After installation, the operator purchased additional staff and resident training packages for other properties in their portfolio. The development went on to be recognized as a Finance & Commerce Top Project of 2023. The fitness and wellness space did not earn that recognition alone, and it was built to belong in a project that could.
